Straight from the landlord. No brokers, no commission.

How it works
Basai is a noticeboard, not an agency. Nobody calls you, nobody takes a commission, and nobody knows your number until you decide.
Filter by area or landmark, then narrow down by the things that actually decide it: water, parking, floor and sunlight.
Rs. 50, one time, for that room. You get a direct call button and a WhatsApp link — no broker in between.
Visit before you pay anything. If the room turns out to be gone, tap report so the next person does not waste a trip.

Why Basai
Most listings sites were built for somewhere else and translated. This one starts from the questions a Nepali renter asks first.
Water source, parking, floor level, sunlight and whether the electricity meter is your own. The things you would ask on the phone anyway.
You speak to the landlord directly. Nobody takes a month's rent as commission for opening a gate.
What things cost

For landlords
Posting is free and takes about two minutes on your phone. Your number stays hidden until a tenant pays to see it, so you only hear from people who are actually looking.
Questions
The landlord's phone number for that room, with a direct call and WhatsApp link. It is a one-time payment for that one room, not a subscription, and it stays unlocked in your account.
Because a public number gets buried under broker calls. A small fee means the landlord only hears from people who are seriously looking, which is exactly why landlords are willing to post here.
Yes. Posting a room costs nothing and always will. Landlords earn nothing from the unlock either — it exists to filter out time wasters, not to make money from listings.
Every listing shows when it was posted, and anyone can flag a room as already rented. Once a few people report the same room it stops appearing in search. If you find a stale one, please report it.
It is the pipeline supply that brings water into the Kathmandu valley. Where it reaches, it is the cheapest and most convenient option, but it runs on a schedule rather than all day. Boring means the building pumps its own groundwater, and tanker means water is bought and delivered by truck.
Never send money to someone you have not met at the property. Visit the room, meet the landlord, and only pay a deposit in person against a receipt. No genuine landlord in Nepal needs an advance before you have seen the room.
No subscription, no listing fee for landlords, no calls from us. The small fee just keeps the time wasters out.
Anyone can flag a room as already rented. A few reports and it drops out of search, so the list stays current.
